Montgomery County Housing Market Overview

February ended with 557 total sales, 371 active listings, and nearly 400 homes pending or under contract.

The median sale price reached $600,000, while the average sale price rose to $752,911, showing continued strength in the upper tier market.

With homes taking a median 37 days on market, this is no longer a pure scarcity market. Buyers have more options, and sellers are being tested on pricing discipline.


Rockville MD Housing Market

Rockville remains one of the county’s most resilient submarkets.

Move in ready homes near Metro, I 270, and strong school corridors are still attracting fast interest.
