Spring Hill Lorton vs Four Seasons at Dumfries: Which 55+ Community Is Right for You?

If you are exploring 55+ communities in Northern Virginia, two names come up consistently: Spring Hill in Lorton and Four Seasons at Historic Virginia in Dumfries. Both are gated, amenity-rich, and well established. Both draw serious buyers who have done their homework. But they are not the same community, and the differences matter depending on what you are looking for.

Here is a straightforward comparison to help you think it through.


The Communities at a Glance

Spring Hill sits in Lorton, inside Fairfax County, just off I-95 near the Lorton VRE station. It was built by Del Webb and Pulte between 2006 and 2014, with 282 homes across three styles: mid-rise condos, attached villas, and single-family residences. It is one of the only gated 55+ communities in Fairfax County.

Four Seasons at Historic Virginia is located in Dumfries, inside Prince William County, also just off I-95. It is significantly larger, with 801 single-family homes spread across 465 acres. Built between 2002 and 2010, it has become one of the most well-known active adult communities south of DC.


Home Styles and Pricing

This is one of the biggest practical differences between the two.

Spring Hill offers three home types. Condos start in the mid $400s, making it one of the more accessible entry points for 55+ buyers in Fairfax County. Attached villas and single-family homes range from the $500s into the upper $800s depending on floor plan, upgrades, and lot. If you want a condo with low maintenance and no yard, Spring Hill gives you that option. Four Seasons does not.

Four Seasons is an all single-family community. Homes are one-story ranch style, typically ranging from the high $300s to the $600s and above, with larger floor plans sometimes exceeding 3,000 square feet. Prices in Prince William County are generally lower than comparable homes in Fairfax, which is a meaningful consideration for buyers watching their budget.

If you want the widest range of home types including condo living, Spring Hill wins. If you want a larger single-family home at a lower price point, Four Seasons is worth a close look.


Amenities

Both communities invest heavily in amenities and both deliver a genuinely resort-style experience.

Spring Hill's clubhouse includes an indoor pool and spa, fitness center, aerobics and yoga room, billiards room, ballroom, business center, and catering kitchen. Outside you will find tennis courts, pickleball courts, bocce ball courts, walking trails, and a gazebo.

Four Seasons features a 21,000 square foot clubhouse with an indoor pool with lap lanes, fitness center, billiards room, card room, library, lounge, ballroom, arts and crafts room, and a coffee bar cafe. Outside there is an additional outdoor pool, two tennis courts, pickleball courts, bocce ball courts, a putting green, and nature trails throughout 465 acres of landscaped grounds.

On sheer scale, Four Seasons has the edge. The larger campus means more outdoor space, more walking trails, and a bigger clubhouse. Spring Hill is more intimate, which appeals to buyers who want an active social life without feeling like they are living in a resort.


Location and Commuter Access

Both communities sit close to I-95 and appeal to buyers who still want easy access to DC, Northern Virginia, and beyond. But there are meaningful differences.

Spring Hill is in Fairfax County, which puts you closer to DC, Alexandria, the Pentagon, and major employment corridors. The Lorton VRE station is about 10 minutes away. The Amtrak Auto Train is roughly six minutes out, a popular option for snowbirds and long-distance travelers. Springfield Metro is less than 20 minutes. Reagan National Airport is within 30 minutes.

Four Seasons is in Prince William County, roughly 28 miles south of DC. I-95 access is excellent and the VRE is nearby, but the commute corridor is longer. That said, for buyers who are fully retired or working remotely, the added distance matters less than it might have a decade ago. Potomac Mills, Wegmans, and everyday retail are all within a few minutes.

If proximity to DC and Fairfax County amenities matters to you, Spring Hill has the location advantage. If you are fully retired and prioritize a quieter setting with more land, Four Seasons delivers that.


Community Size and Feel

Spring Hill has 282 homes. Four Seasons has 801. That size difference shapes the day-to-day feel in ways that are hard to capture in a spec sheet.

Spring Hill is gated and walkable, with Liberty Market right outside the gates. The community feels connected and intimate. Neighbors know each other. The social calendar is active but not overwhelming.

Four Seasons spans 465 acres. With over 50 interest groups and a full-time activities director, there is almost always something happening. The scale gives residents more variety but also means the community can feel larger and less personal depending on where you live within it.

Neither is better than the other. It depends entirely on how social you want your daily life to be and how much space feels right.


Which Community Is Right for You?

Choose Spring Hill if you want Fairfax County's location advantage, a condo or villa option in addition to single-family, a more intimate gated setting, and easy access to the VRE and Amtrak Auto Train.

Choose Four Seasons at Historic Virginia if you want a larger single-family home at a Prince William County price point, more outdoor space and trails, a bigger clubhouse campus, and over 50 resident clubs and activities.

Both are excellent communities and both move quickly when well-priced homes come to market. The right choice comes down to your lifestyle, your budget, and how important location is to your daily life.
